As many in the real estate brokerage community already know, showing activity has increased substantially over the last four weeks and the market is starting to show signs of life. Buyers are starting to loose the fear of paying too much as true market value has started to come more in to focus.

Key indicators of improving conditions include a significant year over year up tic in pending sales and reduced supply. Sarasota County pending sales increased 7% over the prior year with 290 pending sales versus 270 in 2005. Even more significantly, inventory in Manatee County dropped 10.5% with 3717 units on the market down from a peak of 4112 in August.
